How to divide a room into two: recommendations, photos, explanations. Kitchen studio (77 photos): important secrets of planning and design of the best interiors How to divide a studio room

Strategy: Dividing an apartment into a studio
Financial results: 35 thousand per month
Program: Renting out real estate
Trainer: Nikolay Mrochkovsky

Buying an apartment can be a profitable investment or a source of passive income, but only if you buy it with your own money. If you take it on credit, paying mortgage interest eats up all rental income and you will remain in the red.

This is exactly the situation that Nikolai Mrochkovsky faced. He could rent out the apartment he purchased in the Moscow region for at most 22 thousand a month, while mortgage payments were 25. To make a profit, he decided to divide the apartment into two separately rented studios.

Principles of studio renovation and choice of furnishings

The main feature of this division:

  • Both studios must be separate housing, and, despite the smaller area, provide the tenant with acceptable comfort. To achieve this, Nikolai used several principles at once.

Compact, multifunctional, folding furniture for one person. Big family will not move into a studio with an area of 17 sq.m., its tenant will be one person looking for inexpensive housing, and the furnishings must be selected based on these conditions. Single folding sofa, a table folding against the wall for one person, a small wardrobe will successfully meet his needs and at the same time leave enough living space.

The same applies to the kitchen - a small sink, stove, refrigerator half the usual height. One person does not need to store mountains of food. The bathroom takes up the most work - each studio should have a separate one. Nikolay found very good option a combined bathroom with sink and shower, occupying only 2 sq.m. Special attention attention should be paid to the additional supply pipes to the second bathroom and kitchen - they need to be hidden.

Finally, the partition between the studios itself is made of plasterboard with sound insulation.

The entire renovation took 17 days, and from one apartment we got two small enough cozy studios per resident.

Renting and making a profit

The low cost of rent and the proximity of the railway station, from which you can easily travel to Moscow, made it possible to quickly find tenants. In general, Nikolay organized everything quickly, the remodeling began the very next day after he received the keys. The renovation itself took 17 days, and within a week after the work was completed, both studios were occupied.

The total rent was 35 thousand, which is 10 thousand more than the mortgage payments. Thus, due to proper repair and separation, Nikolay actually receives an apartment for free, plus he has secured a stable passive income.

IN modern world apartments with combined interior space are not new. Naturally, firstly, it’s convenient, and secondly, it’s stylish. To create a design for a small studio apartment so that it will take your guests’ breath away - this is our the main task for today. Let's plunge into the whirlpool of creative design solutions together!

Design of a small studio apartment of 18 sq. m.

Take a close look at these images:

Can you believe that this apartment is only 18 square meters? Same thing. How did designers achieve the effect of spaciousness in a seemingly cramped room?

Let's figure it out.

  • Light

In this case, the design of a rectangular small apartment seems very harmonious due to the abundant daylight. However, if your small size is in the shadow side, this does not mean that such an effect cannot be achieved artificially. How exactly? Let's find out further.

The walls are made in an immaculate snow-white tone. This color literally absorbs the light and makes the apartment visually more spacious. Plus, it's light plain walls they remove the emphasis from the corners, and this is very appropriate here.

  • Contrasts

The furniture, unlike the walls, is made in dark chocolate shades. The use of contrast will brighten up any cramped room. Try it too.

  • Straight lines

A perfectionist's paradise, there's no other way to put it. No clutter small parts and chaos! Clear geometric lines and sharp corners visually transform the mini-apartment into a very cozy home.

  • Glossy surfaces

Pay attention to the ceiling. There is no pretentious stucco molding or bulky chandeliers. Tension only glossy ceiling with laconic “eye” light bulbs. That's the whole secret of endlessly high ceilings.

Design of a small studio apartment of 20 sq. m.

And this apartment is simply a masterpiece of ergonomics! Look how correctly the designers solved the problem of small footage. In 20 square meters they managed to fit a hallway, kitchen, bathroom, living room and even a separate bedroom! How did they do it? See for yourself.

  • Second floor

If your apartment has enough high ceilings make it two levels! This is extremely fashion trend recent seasons. Nowadays there is absolutely no need to pay so much attention to bulky four-poster beds. A laconic loggia with a mattress, a night light and shelves for storing things is the key to success!

  • Mirror partition

You can't live in an apartment without a mirror. What if it doesn’t just hang on the wall, but serves as the entrance door to the bathroom?

A sliding mirror structure from floor to ceiling can replace bulky partitions and visually expand the space of a small room. How do you like this idea?

  • Functional niches

Correctly using the recesses in the wall is an important matter. We set up a niche for a small kitchen and now it’s as if you’re in a separate room. Wonderful, isn't it?

Design of a small studio apartment of 25 sq. m.

Another version of a narrow apartment, which at first looked like a corridor, and only with the help of wise design techniques turned into a wonderful home.

  • Mirror cabinet at the entrance

Very good decision for narrow, cramped hallways. You have already heard about the magic of mirror surfaces, and, as you can see, this technique is rightfully considered very effective.

  • Minimalism in decor

The designers tried not to overload the space with unnecessary elements. The color palette of white, nice orange and basic light wood do the trick.

  • Hidden backlight

Pay attention to the ceiling in the seating area. Under the canopy plasterboard construction Local lighting lamps are installed. This technique visually expands the walls and gives the apartment a cozy atmosphere.

  • Tinted partition

A wonderful zoning technique. Frosted glass does not take up much space and at the same time separates the living room and kitchen areas.

Design of a small studio apartment of 30 sq. m.

And this cute apartment amazes with its unusual furnishings! Just look, the kitchen surface faces the passage, and in the niche behind it there is a podium with a separate bedroom! Unusual, isn't it?

And a couple more delights of this design:

  • Living room-office-dining room

In the sixteen-meter space of the living room, the designer managed to combine many different functional areas. Here you have a work desk, a dining place and a cozy sofa for relaxing.

  • Lighting

Please note that the apartment itself is not bright enough. However, the designers placed pendant rotating lights around the entire perimeter of the apartment. This will help illuminate dark corners and visually increase the footage.

  • Ergonomic kitchen

Although the secluded kitchenette is a walk-through kitchen, two small surfaces are turned towards each other so that the design seems absolutely harmonious and comfortable.

The fashionable word “studio” today refers to a one-room apartment that combines all the main areas: kitchen-dining room, living room and bedroom. In addition to them, there is space in the room for a workroom and a dressing room, thanks to which housing with a small area becomes multifunctional.

It should be noted that despite the apparent simplicity of arranging a studio apartment, its design should be thought through especially carefully, because just one detail or area placed incorrectly can significantly reduce the level of your personal comfort.

Incorrect zoning

The cornerstone of all studio apartments is the zoning of space, which further determines the convenience, practicality and functionality of a small open-plan home. That is why you cannot treat the delimitation of premises carelessly and improvidently, for example, by installing lunch group near the bed.

Combining a dining room and a bedroom is a rather strange decision, comparable in absurdity to a kitchen-bathroom.

Right:
The layout of a studio apartment should be clear and as convenient and logical as possible: the kitchen should be combined with a dining room, a dining room with a living room, a bedroom with a work or dressing area.

1

Low light

Even if your apartment is quite modest in size, this does not mean that it is enough to install one light source, for example, in the form of a horn chandelier. Most likely, the remaining areas, especially the remote areas of the studio apartment, will not be properly lit, which will generally lead to a feeling of discomfort.

Right:
IN Not large apartments In apartments in which the main room is divided into several functional zones, partitions are often erected. And in the case of a poor lighting system, the space is “fragmented” and turns into uncomfortable and rather gloomy. This effect can be avoided if you install an artificial light source for each individual zone: a chandelier in the living room, pendants in the kitchen, a floor lamp in the bedroom area, etc.

2

Bed at the entrance

When you get into a studio apartment, it’s completely unexpected to see a sleeping bed located close to front door. Needless to say, this is extremely impractical, and you won’t be able to have privacy or simply relax.

Right:
When planning the space of a small apartment, try to install the bed as far as possible from the entrance. Ideally, it should be located on the opposite side or in the farthest corner. In the foreground it is worth placing the kitchen, living room or dressing room area.

2

Non-functional furniture

You should not use heavy furniture in a studio setting that does not have additional function. Thus, it is not entirely justified to place a squat massive wardrobe, sofas or armchairs that do not fold out, as well as stationary tables and large chairs.

Right:
If you are looking dinner table, pay attention to folding models that are compact when assembled; the bed can replace a sofa with a pull-out mattress, and a built-in structure along the wall will accommodate part of the wardrobe, books and dishes.

3

Without Borders

A one-room apartment, in which one zone smoothly flows into another, has the right to exist. But to be honest, such a stop is more reminiscent of a hostel and does not have the comfort of a real, lived-in space.

Right:
Erect light partition between the living room and kitchen area, highlight the bedroom with a color, and the dining room with a material with original texture. Even such a seemingly insignificant visual distinction will make the studio voluminous and also more orderly.

2

Untapped potential

Quite often, studio apartments are distinguished by significant ceiling heights, and this obvious advantage many ignore and completely unjustifiably. As a result, in big room, sometimes it is difficult to find a place to place a wardrobe, work area or dining table.

Right:
Use the opportunities provided wisely, namely, in a high room it is appropriate to build mezzanine floor for the sleeping area, or in a certain place to raise the floor level. Inside such a podium you can place sections for storing things and make the furnishings of the apartment more original.

6

Monotonous design

Gone are the days when only two or three primary colors were used in the interior of an apartment, as well as restrained textures and monotonous shapes. Today such design would be called tasteless, almost elevating it to the rank of archaism.

2

Right:
Designers strongly recommend not to be afraid to mix textures, especially natural ones: wood and metal, glass and stone. In addition, the noble combination of different shades of a natural color palette, characteristic of an eclectic interior, is welcomed.

You can apply the main features in the studio modern style(for example, loft, Scandinavian, boho) and classical trends in design (neoclassicism, classicism).

Bad storage systems

A studio apartment is a small living space where you will have to be especially careful about how and where to place a large number of necessary things, objects, equipment. Therefore, purchasing and installing retro furniture, antique items and small organizers will not be justified.

Right:
The Best You Can Do for Continued Comfort and Functionality small room, is an order for a built-in cabinet design from floor to ceiling with many sections, drawers, rods and shelves on which it is convenient to store clothes, household appliances, bed linen, etc.

Only if you have a basic and fairly spacious storage system in your studio apartment, can you think about placing vintage or modern designer pieces of furniture in the interior.

What windows!

Window decoration can be called a separate independent area in interior design, and in small apartments, in particular one-room apartments, openings are either ignored or decorated too lavishly. Of course, neither the first nor the second option is suitable when we are talking about housing with a pair of windows with access to one side of the house.

So, if you deprive them of decoration, you can create the impression of understatement, and if you decorate them with too thick curtains, they will take all the attention and partially deprive the room of light during the daytime.

Right:
In this case, it is important to stick to the golden mean, and as a textile design choose fairly light, flowing floor-length curtains, complemented by transparent tulle or Roman blinds that softly diffuse the rays of light during the day.

1

Bedroom area at the head

Returning to the bedroom area in the space of a studio apartment, it is important to note that it is not correct to plan the furnishings based on the area of the bed. Speaking of a modest room, such as a studio, the bed cannot be made the main, key object around which the entire layout is built. You will not feel completely comfortable, you will not be able to relax in the company of friends, and the room will seem smaller if the bed is installed in its center.

Right:
If possible, determine the most remote area of a one-room apartment for the sleeping area, as mentioned earlier. Also, it will be better if in addition to it you use a partition, ceiling cornice with curtains or sliding doors that will provide privacy under any circumstances.

Proper apartment layout provides great benefits. This statement is appropriate for both large apartments and small one-room or studio apartments. In the areas of large apartments, the ergonomics of furniture elements and household appliances are important for creating coziness and a welcoming appearance. Small apartments, in which households are often forced to share space, need a competent approach, because every meter counts. Our selection of professional tips on how to divide a room into two.

Design techniques that are used today for visual expansion apartments, are used taking into account the footage and location:

  • front door,
  • window opening or several,
  • the presence of a kitchen or area reserved for dining needs.

Division zones in the apartment

Modern developers often sell apartments with minimal finishing, and studio apartment in the new building it will be quite large. Finishing options visually change the size of the room, so when choosing a partition in the form of a plasterboard wall or another type of partition, you should also take into account the colors of the walls, furniture, textiles, and the zones into which you plan to divide the room in accordance with the requirements.

If the owner lives alone, he will need at least:

  • recreation area (as a rule, it is arranged in a fairly bright place, closest to a natural light source - a window, loggia);
  • dining area (this is either a separately equipped kitchen or a corner equipped household appliances and high-quality hood to avoid filling the entire apartment with odors from cooking);
  • sleeping area (this place should be as far as possible from the door; often the sleeping area is located in the far corner from the entrance and window, however, in order for natural light to enter this area, a partial barrier or barrier using transparent, sparse elements is used).

For those who work and at home, you need a separate work zone. It can be organized using glass partitions with blinds (they will have important qualities: noise absorption and light transmittance).

Methods for zoning an apartment

In order to zone a room, several ways to divide the space are used:

Partitions

plasterboard, glass, metal, wood, interior elements as partitions, textile.

Columns

For large apartments that allow the use of massive structures.

Zoning using textures and colors

For small apartments this is carpets, wallpaper, wall painting, decorative walls from metal, plastic, wooden materials.

If the owner of the apartment lives alone

Every person needs comfort, even if he lives alone. A small apartment will look respectable if it is zoned using glass partitions. What are their advantages:

  • They are environmentally friendly and safe, because... made of special tempered glass.
  • They visually expand the space due to full light transmission.
  • To decorate any type of room (full or partial filling with a partition), there are options with MDF filling, laser engraving, coating paint or decorative stickers.
  • They are stationary and sliding (open with an overlap or an accordion).

By filling or installing blinds, a glass partition can limit visibility, so in an apartment where there is no bathroom, you can bring sewage into the room by installing permanent partitions for it, which will save space in the room due to the absence of main walls and give it a modern look.

Regarding the zoning of space for a personal work office, a relaxation area, or the delimitation of the kitchen and living room (kitchen and dining area), quite a lot of options for glass partitions form beautiful and non-standard solutions. Glass partitions with photo printing, drawings, decorative stickers, etc. They look elegant and remain very reliable.

If a family lives in a small apartment

When circumstances force a full family to be crowded together in just over forty meters, there is more than one solution to ensure that all family members feel comfortable and the apartment has a modern and prestigious look.

Exist general rules for zoning small apartments.

First of all, you should not use massive elements for partitions. Options that allow you to expand the kitchen by dismantling the auxiliary walls by combining it with the hallway are also suitable.

Secondly, preference should be given to thin openwork partitions, which allow light from a natural light source to spread further, to transparent structures, or to do without them altogether. They can be made from various materials– from glass to metal, form a completely filled wall or a partially filled structure.

Thirdly, the color scheme should be light, which will help visually expand the space. Even if there are several colors in the interior, they should not contain large geometric shapes, be contrasting with each other.

How to separate the living room and kitchen in a small apartment

In addition to the same glass partitions with photo printing or patterns, sliding or stationary, you can zone the space using partial partitions. If the construction plan allows ( bearing structures dismantling is prohibited!), can be made easier visual space partly by combining the living room and kitchen by placing a countertop or cupboard on the remaining part of the main wall.

Devices in the form sliding partitions on rails, or sliding screens will help you vary the space as needed.

In addition, you can use a stable structure in the form of a plasterboard wall, inside of which an LED TV is mounted on brackets that allow it to rotate around its axis. Thus, it will be possible to view it both from the kitchen or living room, and from the sleeping area.

How to separate the living room and bedroom in a small space

In addition to glass partitions, you can zone the space using furniture. Place a cabinet or decorative shelf with many compartments that can accommodate books, vases, and various interior items. The role of a partition can be played by textile elements: ropes or cords stretched from floor to ceiling, a vinyl curtain, a regular curtain with rings or loops, a screen, etc. Ordinary metal partitions made in openwork forging will make the room light and airy.

How to divide a room into 2 zones: children's and adults, if there are children in the family

For such a case, a children's area should also be provided. One child has a sleeping area and game Zone(or study room) in your own room will be convenient. There are many options for stylizing partitions with artistic, bright cartoon or other children's themes. The children's area can also be limited using different textures carpets or floor coverings. For example, choosing a carpet with a long thick pile against a laminate background or on a thin one-color carpet will make the children's area noticeable and cozy.

If there are children of different sexes or children of different ages in the house

It will not work to get by with one small area so that both the children feel comfortable and the corner is divided between two people. But it is quite possible to divide a full room allocated for children.

How to divide a room with one window

If the room is narrow, you can arrange the sleeping places behind each other along one wall and arrange a study area for the older child closer to the window, and for the younger child a play area further from the window. If the room is wide, you can assign each of the children a place against the wall, equip each of them with a writing or computer desk near the window, and in the center of the room place a structure of through shelves. In the latter option, it is possible to use a partial partition, that is, one that does not reach the ceiling.

The same method is quite applicable for any of the rooms where a recreation area and a work area are arranged or sleeping area. The light from the window has the ability to dissipate with virtually no obstacles. Due to the partial partition, the impression of separate zones is visually created, but this does not add shadows.

A few more photos of how to divide a room

How to divide a room into two zones- this question is often asked by owners of studio apartments and apartments with an open plan, but it is also relevant for small apartments where you need to combine 2 completely different zones in one room.

If the interior of the room is designed in the same style, then it is quite difficult to place 2 zones in it with different purposes. But designers advise not to give up, because even in small room you can create an interior in which, for example, and will be harmoniously combined.

A radical way of dividing into two zones

You can divide the room using a partition. Don't have to do it brick wall(if you don't need additional soundproofing between rooms), you can divide one room into two using drywall installed on a metal frame.

However, you should consider that this solution is not suitable for small rooms. Small area, divided into 2 even smaller parts, will deprive your rooms of functionality, make them uncomfortable and more reminiscent of technical rooms than the residential part of the apartment.

This solution is not suitable for most studio apartments, since the charm of such apartments lies precisely in the absence additional walls. You will “steal” valuables from yourself square meters, but you will not achieve positive results.

Basic methods of zoning an apartment

If you want to install a partition in large room, then pay attention to the windows. It is advisable to install the partition so that there is at least one window in both zones.

In some situations, such a solution is impossible, and one of the rooms is left without natural light. In this case, it is best to make a partition from colored or frosted glass, which can insulate the room, but will transmit light.

Mobile partitions for zoning

The advantage of this method of zoning space is that you can always make redevelopment in accordance with your desires and needs. Partitions are different. For example, partitions on an aluminum frame can completely delimit the space from floor to ceiling (at the same time, they are not “tightly” attached to the base, which allows them to be moved or removed). You can choose the design of the partition yourself, making it more transparent - glass or “solid” plastic or even laminate. An excellent interior solution would be partitions with photo paintings. This stylish element design will not only help to zone the space, but will also give your room an unusual appearance.

If you want to enclose part of a room without reducing its size, then use a screen. Since there are screens different heights, then you can choose one that will cover the second area (usually the sleeping area), but at the same time leave free space from the end of the screen to the ceiling. Thus, it is this uncovered part that will allow the room to look whole.

You can make a suitable screen with your own hands; it’s not at all difficult. The frame of the screen must be made from slats of suitable length, fastening them together with nails and corners. Paint the slats and connect them together into a screen, fastening them with hinged hinges. You can stretch absolutely any fabric onto the frame: plain or patterned, silk or linen. The choice of fabric, color and pattern depends on the interior of the main room. Don't forget about the legs for your screen.

Rack for zoning a room

This method of zoning rooms is very popular among designers. Installing shelving not only helps to clearly delineate different zones, but also adds functionality to the room. On the shelves of the rack you can place books and flowers, vinyl records and your favorite magazines. There is a place here for photographs and souvenirs you brought from different countries. Try to choose an unusual shape, then the border between the zones will seem less sharp.

Color to divide a room into two zones

Zoning space using color is perhaps one of the simplest and at the same time complex techniques. It is available at the stage of apartment renovation. The main problem that owners have is the selection suitable colors. Do not forget that the colors should not only be contrasting, but also combine well with each other. If you have chosen 2 colors from a cold and warm range, then you will need more effort to achieve harmony between them.

To ensure that the zones do not look too “disconnected” from each other, you can use various accessories. So, for example, by choosing a warm orange color for the dining area and a cool sky blue for the living room, try to achieve perfect combination between them. Place orange-hued accessories in your living room. It can be sofa cushions or a big fluffy carpet, desk lamp with a lampshade or even a picture with beautiful orange flowers. You should do the same when designing the interior of the dining area. A blue tablecloth or dishes, a chandelier located directly above the table, chair seats - all these elements will connect two different areas into one beautiful room.

Zoning the room by height

You can zone a space not only with the help of colors; visual zoning is also possible with the help of the height of the interiors. This method is also available exclusively at the stage of renovation of the premises, as it requires thorough work. You can do two-level ceilings, each of which will correspond to a specific zone. Along the border of the zones, also draw a division on the floor. This is quite easy to do using the combination different materials(tiles in the kitchen and laminate flooring in the dining area, for example). More expensive, but also much more effective way- creation of podiums. Such plasterboard structures can transform a room beyond recognition.

But be careful, do not use podiums in apartments with low ceilings, since they take away height, and you risk making the room very “short”.
