  • Manufacturer: DSK-3
  • Designers: Mosproekt (according to other data from MNIITEP)

P-3- panel series of standard residential buildings made of isolated block sections. Years of construction - from the late 70s of the 20th century. In the form of modified series, such houses are still being built today. This is one of the most frequently encountered Moscow standard series. In the late eighties and early nineties, the P-3 series was replaced by a new modernized series P-3m .

Initially, the P-3 standard series had 16 floors, then by the mid-eighties of the 20th century another floor was added. There are modifications of this series with 22 floors. Sometimes there are also low-rise versions of P-3 houses.

The internal structure of the buildings in this series is represented by ordinary sections of 4 apartments and rotating sections, which house 8 apartments.

Possessing good economic indicators, houses of this series were built en masse in Moscow and the Moscow region.

Such houses have successful layouts of three and four-room apartments. Two-room apartments are not so successful due to small balcony and the proximity of the entrance to the apartment to the entrances to the rooms. One-room apartment without a balcony at all.

Almost all the walls in the houses of this series are load-bearing, which makes it difficult (or impossible) for any redevelopment.

The 1980 Olympic Village in Moscow (residential sector) consists entirely of standard panel houses of the P-3 series, which was taken as the basis for the design of the standard P-3M series in the late 1980s.
The P-3M-6 modification was created in the mid-2000s. for the resettlement of residents of demolished dilapidated and five-story housing stock. There are 6 apartments of reduced size on each floor.
Apartments in new buildings of the P-3M series are often sold with fine finishing

The history of the P-3/16 series houses is somewhat unusual. This series was developed in the late seventies, and by the beginning of the 1980 Olympics, which was held in Moscow, the first facilities were commissioned, including the Olympic Village (South-West of Moscow, Troparevo district).

The P-3/16 series is particularly widely represented in Moscow and the Moscow region. It should be noted that this series is recognized as one of the most successful projects developed for construction residential buildings. The internal structure of the buildings in this series is represented by ordinary sections of 4 apartments. A special feature of the P-3/16 series is the use of expanded clay concrete panels with a thickness of 350 millimeters for the walls, and reinforced concrete panels with a thickness of 140 or 180 millimeters for internal load-bearing walls. The advantages of the series include kitchens with an area of 8 square meters, the presence of a freight elevator and vestibule.

Especially for InMyRoom interior designer Alina Shatokhina proposed three layout options two-room apartment in a house of series P-3/16.

Alina Shatokhina - interior designer, 3D visualizer. Since 2008 he has been designing residential and public premises. Loves to create comfortable spaces with a unique atmosphere, style and energy.

This type of apartment is often rented out, so they only do redecorating. Demolition of walls is not always relevant, because you can create a comfortable and functional space thanks to correct placement furniture. Below, using the example of a two-room apartment, we will consider several layout options without moving the walls, doorways or plumbers who require prior approval.

Option No. 1: apartment for a middle-aged couple without children

Task: In this layout, I wanted to take into account such nuances as storing things in the absence of a separate dressing room, the presence of a spacious and isolated bedroom, as well as a relaxation room combined with an office, in which you can welcome guests and engage in hobbies.

Solution: At the entrance to the apartment, on the left side, there is a cabinet for shoes and a quick hanger. On the right side, along the wall there is a long wardrobe for storing outerwear. Since the hallway is narrow and a passageway, the mirror in full height more convenient to install in the most front door.

In the space between load-bearing wall and it would be practical to equip a pantry cabinet with a bathroom. In this case, a married couple without children lives in the apartment, so instead of a bathtub, you can install a shower and a washbasin with two sinks.

The kitchen has enough space to accommodate full set household appliances (Dishwasher, hob, built-in oven, microwave and refrigerator). On the wall behind which there is a ventilation duct, we install a TV, and under it we make narrow wardrobe under a single tabletop. We are setting up a living room in the room opposite the front door. On the right side there is a closet for additional storage, behind the door you can put an ironing board, and opposite the sofa there is a TV wall. We place a desktop under the window, and on the sides of it are shelves for documents and books. Thus, the room becomes multifunctional.

In the largest room we have a bedroom. At the entrance there is a corner wardrobe; we place a full-length mirror to the left of it so that the door is not reflected. We install the double bed in such a way that when lying on it, you don’t have to look towards the hallway. We install a TV on the opposite wall, to the left of it is a small chair where you can fold a blanket. Instead of bedside tables We put on one side a low chest of drawers with a reading lamp, and on the other side, closer to the window, a dressing table.

Advantages of the layout: all rooms are isolated, furniture is ergonomically arranged, spacious bedroom, multifunctional living room (reception, office, additional sleeping area), ample storage space. Washbasin with two sinks in the bathroom.

Minus: no bath.

Option number 2: apartment for a young couple with a child who is in primary school

Task: This option took into account the same issues of storage and convenient arrangement of furniture, but for a family of three.

Solution: in the hallway, by right side At the entrance to the apartment, there is a wardrobe and a chest of drawers with a mirror where hats and accessories can be stored. On the left side there is a quick hanger, under which there is a pouf for convenience. We install in the bathroom regular bath and a standard single-basin vanity. Next to the washing machine is a tall, narrow cabinet for bathroom accessories and towels.

Since in this case there is no living room, you can spend time with guests in the kitchen. For convenience, we set a small soft sofa under the window and rectangular table. The kitchen itself is almost straight in shape; it is adjacent to the ventilation duct at an angle so as not to reduce the space. In the room opposite the entrance to the apartment we make a full-fledged bedroom for parents with a double bed, on the opposite wall there is a chest of drawers with drawers, you can store bedding or underwear in it. There is a TV on top. Nearby there is a narrow high chest of drawers, top cover which is a mirror, it can be used instead of a dressing table.

We “give away” a large room for a children’s room. We divide the space into two zonal groups. Closer to the window is a training area where there is desk, on the opposite wall there is a shelf for books and textbooks. To the left of the front door there is a children's bed in wooden frame with drawers at the bottom, in which you can put away bed linen - thus the sleeping place becomes a sofa. Opposite is a shelf the same height as a bookcase, but for toys. There is a TV stand in the middle. Along the entire wall behind the front door there is a wardrobe with hinged doors, and next to it there is an armchair with an ottoman to make it more convenient for the child to change clothes.

Advantages of the layout: the child has his own personal space, where the furniture is functionally divided into groups according to purpose. Parents also have their own room, which has everything they need for relaxation. The apartment has enough space to store things despite the fact that there are more family members. The advantage is a full bath. Minus: no living room.

Option No. 3: apartment for a young couple without children living with their parents

Task This layout is to take into account in each room a sleeping area and a relaxation area in which you can spend time with other family members.

Solution: in the hallway, on the right side when entering the apartment, there is a wardrobe in which off-season items are stored, next to it there is a quick hanger, and under it there are shelves for shoes. In the bathroom we install a large corner bath and a single sink vanity. Against washing machine located tall cabinet for storing bath accessories and towels.

In the kitchen dinner table for four persons. Myself kitchen set straight shape located along the wall. On the left there is a refrigerator, and closer to the window there is a cabinet of the same height with a built-in microwave and an oven.

The larger room contains a bedroom for a young couple. We divide the space into two zone groups, but the part of the room that is closer to the window is allocated for a double bed. Opposite it we place a table that can be used both as a dressing table and as a desk, and next to it we place a chest of drawers. Closer to the door we place a double sofa, opposite it there is a bookcase with a TV stand. Zone groups are separated by a cornice with curtains that can be closed when guests or other family members come, for example, to watch TV together. Opposite the front door there is a full-length mirror, next to it along the entire wall - wardrobe.

In a smaller room there is a bedroom for the parents of one of the spouses of the young couple. It also has a double bed. Opposite it is a wall-wardrobe, in which there is a wardrobe with hinged doors and a chest of drawers, and on it there is a TV. Closer to the window on one side of the bed stands nightstand with a lamp, and on the other side - two armchairs and a coffee table.

Advantages of the layout: the presence of two double beds, personal space for each couple.

Minus: no living room.

The P-3 series is quite often found in the development of the capital and region, rightly considered one of the most successful high-rise building projects. Initially, houses in this series were built in “sixteen-story buildings,” but in the 80s, the architects decided to add one more floor (the safety margin included in the original project allowed this). In the southern part of Moscow you can also find low-rise versions of the P-3. The first P-3 houses became part of the famous “Olympic Village”, and modified versions of this series are still being built today.

The advantages of this “late Brezhnev” project include thoughtful modern layouts residential premises, large loggias, freight elevators in each section. Improved thermal insulation of walls is ensured by external wall panels, which have three layers. There are no plans to demolish the houses in the series in the foreseeable future.

Design features of the series and facade finishing

Houses P-3 consist of isolated sections-blocks. Internal walls are prefabricated reinforced concrete panels that have a thickness of 14 cm or 18 cm, and interior partitions made of rolled gypsum concrete panels 8 cm thick. The floors between floors are made of prefabricated reinforced concrete panels according to the size of the room (thickness 14 cm). The balconies are made of reinforced concrete slabs (22 cm), which rest on external expanded clay concrete panels. Balcony fencing is metal (solid screen).

Please note that the electrical wiring in P-3 is laid in plinth boxes, where a special iron pipe with wires.

Sections in P-3 can be either ordinary (4 apartments per floor) or corner (8 apartments per floor). The first floor in typical P-3 can be either residential or occupied by infrastructure facilities.

Features of apartment layouts

Despite the fact that most of the interior walls of the P-3 series are load-bearing, which makes redevelopment difficult, such housing is in high demand in the real estate market. This is partly explained by the fact that the rooms there are initially spacious, and the layout is good and without alterations. Most often, when renovating P-3 apartments, the area of the bathroom is increased by “borrowing” square meters from the corridor. The kitchen area in all apartments in the series is from 8 to 10 m2.

Perhaps the only drawback of the P-3 series is the small living rooms in one-room apartments, but today this can even become a “plus”, given modern fashion for small “smart apartments”. Besides, in one-room apartments series does not provide balconies.

Thanks to the low cost of construction and successful layouts, the P-3 series of panel houses have become widespread in Moscow and the region. Years of construction of the series: from 1975 to 1998. Main construction areas: Olympic Village, Troparevo, Cheryomushki, Yasenevo, Teply Stan, Belyaevo, Novokosino, Vykhino-Zhulebino. In the Moscow region, houses of the P-3 series were built in the cities of Mytishchi, Khimki, Nakhabino, Gorki Leninskie, Moskovsky, Reutov, Elektrostal, Balashikha, Lyubertsy, Mosrentgen, Shcherbinka. Along with another popular series, this is one of the most successful and long-lasting Moscow series.

The P-3 series of panel houses was developed in the late seventies. The first facilities were put into operation by the beginning of the 1980 Olympics, the main one being the Olympic Village (South-West of Moscow, Troparevo district).

The experimental houses of this series, built in Troparevo, were 16-storey (P-3/16), later another floor was added to the project (P-3/17).In the south of Moscow there are sometimes low-rise options. What is characteristic, thanks to the initially laid down design features, on the layouts and constructive solution it didn't have any effect.

The P-3 series of panel houses is not included in the demolition list; the likelihood of demolition, even in the long term, is extremely low. The beginning of refurbishment (overhaul) in Moscow: 1st half of the 2010s.

The layout of the house P-3 provides for two types of standard sections - ordinary four-apartment and rotary (corner) two-apartment. All rooms in the apartments of panel houses of the P-3 series are insulated. Floor plans include all types of apartments up to four-bedroom. All apartments have large kitchens. Balconies are present in all apartments except one-room ones. All apartments are equipped separate bathrooms. At each entrance there is one cargo-passenger and 1 passenger elevator. The stairs are ordinary, there is no fireproof balcony. Three- and four-room apartments have spacious halls. Kitchen stove- electric, natural exhaust ventilation, units in the kitchen and bathroom. Garbage chute on the stairs, with a loading valve on the landing.

The P-3 series is recognized as one of the most successful standard construction series. She went into mass construction thanks to high economic characteristics, and for its time was the undisputed leader.

In the late eighties and early nineties, the P-3 series was replaced by a new modernized series.
